Dear Clients,
May we thank you for your co-operation so far in relation to the Power of Attorney and the mortgage applications. A large proportion of you have now booked an appointment and have submitted your mortgage application paperwork.
For those of you who are yet to do either, we must stress this is now very urgent, as completion dates are imminent.
Power of Attorney
Your Spanish lawyer must have the Power of Attorney in place as soon as possible as the application for NIE can take a number of weeks. If either the POA or the NIE is not in place when the First Occupation Licence is issued you will not be ready to complete in the allocated time frame.
If you are empowering an alternative lawyer please let us know the full contact details of that lawyer and when you’re POA was / is to be done and the name of the notary.
If you are using the OVP nominated lawyer and you are unable to attend Longdon Hall, please send back the POA information request form so we can prepare the document. Please also inform us of the contact details of your chosen Notary the date of your appointment.
We cannot stress the importance of having a lawyer and NIE number set up as soon as possible, particularly for apartments and linked villas.
Mortgage application
We are aware that many of you have sent your application forms back to Universal, please make sure that you provide them with the required documentation as soon as possible so your application can be submitted to the bank you have chosen as your preferred lender.
If you have not yet completed this form, you are using an alternate broker or are dealing direct with a lender, please forward their details to us as soon as possible. Again be aware that this application must be submitted to the bank and awaiting an offer in principle subject to valuation as soon as possible.
If you are paying cash please make sure, if you have not done so already, that we are aware and have updated our records accordingly.
Valuations
Further to previous correspondence we are unable to attain valuations until the build is signed off and the properties are deemed as finished. If your application is awaiting valuation as suggested above, the lender will then access the site to undertake this immediately after sign off.
Furniture and Air-conditioning
We are unable to provide quotations and details of either until the build is signed off and the suppliers can access site.
This will be actioned immediately once this is the case.
We will then publish prices and inventories once this process is completed.

Please see the website for updated pictures. Please be aware that we were unable to provide images of the villas as there is still a large element of heavy construction and the area is restricted by the developer.
